The I-35/119th St. Technology Park offers the best
combination of quality, functionality, value and flexibility available
in the Kansas City metropolitan area. The buildings in the
Technology Park are designed to accommodate large floor-plate
office, high-tech, data-center and call-center uses with
heavy parking needs. The buildings are distinctive appearance
with natural daylighting from skylights and clerestory windows,
spacious Japanese-style patio areas and landscaping featuring
12 different species of bamboo. The Technology Park benefits
from ten year 50-55% property tax abatements from the City
of Olathe, KS.
Building Three, a two-story 145,836 sq. ft. office
and data center building, is the newest building in the
I-35/119th St. Technology Park. The project was a build-to-suit
for the Farmers Group. Special features included a raised-floor
system throughout the building, redundant power and fiber
optic telecommunications services, a 400 space parking garage
and lush landscaping. Farmers began occupying the building
in April 2006. Huber Construction Co. and Jonkman Construction
Co. were the general contractor and special construction
consultant for the project. PGAV and Rees, Masilionis, Turley
were the architects for the project and for the I-35/119th
St. Technology Park.
Building Four will complete the development of the
I-35/119th St. Technology Park. With its innovative curved
front design, the 130,000 sq. ft., four story office building
will be the premier office building in Olathe and a landmark
structure. The building will have state-of-the-art raised
floor systems to provide tenants with enormous flexibility
for configuring offices, data, telecommunications, electrical
wiring and HVAC systems. Construction of Building Four will
begin in Spring 2007.

KCI Airport Technology Park
Karbank Development Co. is pleased to announce the establishment
of the KCI Airport Technology Park on a 80-acre site
at the NE corner of 112th & Ambassador Dr. in Kansas
City, MO. The site is located one block east of the Interstate
29 / 112th St. interchange, immediately south of the main
entrance to the Kansas City International (KCI) Airport
from I-29. The Technology Park also has excellent access
to the Kansas City area loop Interstate 435/ Ambassador
Dr. interchange, located three blocks to the north.

The KCI Airport Technology Park,
when fully completed, will contain 7-8 buildings totaling
approximately 900,000 sq.ft. of large floor-plate office,
high-tech, data-center, call-center and distribution space.
In addition to its excellent highway access, the Technology
Park will be notable for its attractive, efficient and innovative "green" building design, ample parking, lush landscaping,
and on-site power generation to reduce tenant's occupancy
costs. The property is also located within the Kansas City
Enterprise Zone, which provides companies with 10 year,
50% property tax abatement, as well as worker training and
capital improvements tax credits.

will offer the same combination of high-quality, functionality,
flexibility and value that characterizes Karbank Development
Co.'s I-35/119th St. Technology Park in Olathe, KS. The
rapid population, housing and retail growth in recent years
in Kansas City's Northland area has created the critical
mass that is leading to the industrial, R&D and office
growth that has characterized development near airports
in other major cities. The Technology Park will be a tremendous
asset to Kansas City's Northland and KCI Airport area. Construction
at the KCI Airport Technology Park will begin in Fall 2006.
